Now that the real estate industry in on the way into recession, you'll see loads of agents minted during the boom years bailing out like fleas off a wet dog. The part-timers, the rank beginners and all of the others who got their license so they could play "Flip That House", are applying for day jobs again and we won't see them again until the next boom, if and when it comes.

Nevertheless, for those of you that have ever considered a career in real estate, these are the times when it is actually best to begin. You need some staying power, because you probably won't make any money to speak of for a few months. But starting during the hard times lets you get your training, learn good work habits, and build up your sphere of influence, so that when the market turns, you will be in at the beginning and be able to maximize your return.

So, if you are interested and can afford it, take the licensure courses, schedule your exam, make your application and get started with a reputable broker. By the time things get hot again, you'll have enough experience to benefit from the lack of competition while all the others wait to get on the band=wagon.
